A new lot is a blank canvas. Getting the layout right is the whole job.
Striping a new parking lot isn't just painting lines — it's measurement, interpretation, and geometry before paint ever goes down. Stall spacing has to be right. Traffic flow has to make sense. Accessible spaces have to land where the plans put them. Get any of it wrong and you're grinding paint off fresh asphalt.
Jagged Edge Line Striping handles new-layout striping across Massachusetts, Rhode Island, and Connecticut — working from your site plans and blueprints to lay out every stall, aisle, and marking accurately the first time.
Who this is for
- General contractors who need a striping sub that reads plans, shows up on schedule, and doesn't need hand-holding.
- Paving contractors wrapping up fresh asphalt and needing the lot striped right behind the pavers.
- Developers delivering new commercial, residential, or mixed-use properties.
- Property owners with newly paved or repaved lots.
- Facility managers reconfiguring existing lots — new traffic patterns, added accessible spaces, reworked entrances.
What accurate layout work looks like
Anyone can run a striping machine in a straight line. Layout is the part that takes experience:
- Interpreting the plans. We review your site plans or blueprints before mobilizing, so we understand the design intent — not just the dimensions.
- Measuring twice. Key layout dimensions — stall widths, aisle depths, accessible space placement — are checked against the approved plans and field conditions before anything is marked.
- Layout before paint. The full design is laid out first — chalk or temporary marking as appropriate — so you or your site super can walk it and approve it before anything is permanent.
- Getting the geometry right. Angled stalls, accessible access aisles, crosswalk placement, fire lane offsets — the details that make a lot actually function.
What we lay out
- Stall spacing and configuration — standard, angled, and parallel stalls laid out to plan dimensions.
- Directional arrows and traffic flow — one-way aisles, entrance and exit flow, circulation patterns.
- Crosswalks and pedestrian routes — walkways connecting parking areas to building entrances, placed per plan.
- Accessible parking markings — accessible stalls and access aisles placed per your approved plans. We stripe to the layout you sign off on.
- Fire lanes — no-parking fire lanes stenciled and striped for high visibility and easy recognition.
- Numbering and lettering — stall numbers, reserved spaces, "STOP" legends, loading zone markings, and custom stencils.
Built for coordination
New construction runs on schedules, and striping sits at the end of a chain — paving, curbing, sealcoat, then paint. We fit into that chain cleanly:
- We coordinate around your paving and sealcoat schedules. Tell us when the asphalt is down and cured; we'll be ready.
- We communicate with GCs and site supers directly. One point of contact — Kevin — from plan review through final walkthrough. No relaying messages through a sales rep.
- We phase with your site. If the project needs striping in stages — building one open while phase two is still under construction — we'll plan it that way.
- We take scheduling seriously. We coordinate closely with your timeline and communicate early if site conditions change.
How it works
- Send your plans. Site plans, blueprints, or civil drawings — PDF is fine. Tell us the project timeline.
- We review and quote. We'll go through the plans, flag anything that needs clarification, and give you a straight price.
- Pre-stripe walkthrough. On site, we lay out the full design in chalk or temporary marking. You or your super walks it and approves it.
- We stripe. Clean, accurate markings per the approved layout.
- Final walkthrough. We walk the finished lot together before we call it done.
Owner-led from quote to completion. You deal directly with Kevin throughout the job — the person who read your plans is the person on the lot.

FAQ
What do you need from us to quote a new layout?
Your site plans or blueprints (PDF works), the project location, and your timeline. The more detail in the plans, the tighter the quote.
What happens if the plans don't match field conditions?
It happens — grades shift, curbing moves, as-builts differ from design. When we find a discrepancy, we stop and bring it to you or your site super before painting anything. We'll propose how to adjust the layout to fit what's actually there, get your approval, and document the change. We don't improvise permanent markings on a guess.
Can you lay out a lot without formal blueprints?
For simple layouts, yes — a sketch or marked-up aerial is often enough. For complex configurations, we may need an approved plan or additional planning before striping.
How soon after paving can you stripe?
Timing depends on the asphalt mix, weather conditions, and your paving contractor's recommendations. Jagged Edge can coordinate with the paver when needed so there's no gap and no guesswork.
Do you handle the accessible parking layout, or do we specify it?
You specify it — we stripe accessible stalls and access aisles to the layout shown on your approved plans. If something on the plans looks off in the field, we'll flag it before painting.
Can you stripe in phases as the project progresses?
Yes. If portions of the site need to open while other areas are still under construction, we'll phase the striping to match your schedule.
Do you provide as-built documentation?
Completion photos and field notes are available on request. If your project requires formal as-built documentation, that needs to be defined in the project scope upfront.
